The Luedeker Homes Process
It’s never too early to reach out to Luedeker Homes. Some clients come in with raw land, an older home, or the beginning of an idea, while others already have plans in hand and are ready to move forward. Wherever the process begins, Luke helps clients think clearly about the opportunity, the property, and the path ahead.
Connecting
It usually starts with a call with LeAnn. That first conversation gives us a chance to hear what you’re planning, what matters most to you, and whether Luedeker Homes feels like the right fit. From there, we’ll set up a time to meet in person, either at our office or out at your property. Luke and LeAnn meet every potential client themselves, so the relationship starts in a real and personal way. If it feels like the right path forward, we’ll move into a Pre-Construction Agreement.
Listening
Pre-Construction is where the project starts to feel real. This is usually the point where the bigger decisions start coming into view, where the house ought to sit, how much of the existing home you want to build upon, and what needs to make sense not just for today but for the years ahead. Some people already have plans in hand. Some are still at the stage of pulling the right team together. Either way, this is where the project begins to find its footing.
Planning
Once the Construction Documents are in hand, we’ll provide a high-level estimate you can use as you begin planning the financial side of the project. From there, you’ll work with our Project Coordinator to make selections and sort through the finer details that begin shaping the project more fully. As those pieces come together, the estimate becomes more refined and leads us toward a signed contract. The more that gets decided ahead of time, the more smoothly the work tends to move once construction begins.
Building
Once the contract is signed, we’re ready to get started. Before construction begins, we’ll have a kickoff meeting and introduce you to the rest of the Luedeker Homes team. From there, they’ll walk through the six stages of construction with you: site prep and foundation, framing and roofing, mechanical rough-ins, interior finishes, final finishes, and project completion. It’s the part of the process where all the earlier thought and planning starts to take shape in a real, visible way.
The Client Experience
The client experience is about more than schedules, meetings, and selections. It is about how the work is carried, how communication is handled, and how supported a client feels from the first conversation to the final walkthrough. We believe that good building requires more than technical skill. It also takes responsiveness, good judgment, and a genuine respect for the people trusting us with something important. Do I need to have plans before reaching out?
No. Many of our clients come to us at the very beginning, before plans or even a lot is secured. We can guide you through the entire process—connecting you with the right architect or designer and helping shape the vision from the ground up.
Can you help us find land?
Of course! While we don’t act as realtors, we have close relationships with several local realtors and are happy to make introductions. We can work together to help you evaluate potential properties to ensure they align with your goals, budget, and build feasibility.
How long does the custom home process take?
Timelines vary depending on the scope and complexity of the project. Generally, the design and pre-construction phase can take several months, followed by a build timeline that often ranges from 12–18 months once construction begins. We prioritize thoughtful planning upfront to ensure a smoother, more predictable build.
How do you approach budgeting and cost control?
We believe transparency is essential. Early in the process, we provide realistic budget ranges and continue refining costs as design decisions are made. Our goal is to align expectations, avoid surprises, and make informed decisions together at every stage.
Do you use cost-plus or fixed price contracts?
We typically work on a cost-plus basis. It keeps the process transparent and allows pricing to reflect real decisions as they’re made, rather than being locked in too early. Given that we build fully custom homes, we’ve found this model allows for greater flexibility throughout construction. It also spreads responsibility more fairly, so everyone is working from the same information and toward the same outcome. We’re always happy to talk through the details and answer any questions.
Can you help us secure financing?
Yes, we work closely with a few excellent local banks and a trusted closing company, groups who are invested in this community and familiar with how we build. We’re happy to make introductions and help guide the process to keep things moving smoothly.
How much does it cost to build a custom home?
As a strictly custom builder, no two projects are alike, and we do not repeat sets of plans. Our homeowners own their plans directly. Therefore, cost can only be determined once we go through the preconstruction process with plans and selections priced accordingly. There are numerous factors that go into pricing a custom home. We will discuss preliminary ranges with you upfront of similar projects to your vision to make sure we are within your investment range.
What makes your process different?

Our pre-construction process is designed to minimize surprises, but we’re prepared to navigate changes thoughtfully when they arise.

Yes. We use JobTread as our construction project management software to help organize communication, scheduling, documents, and ongoing project details throughout the build.
